Skagit sold home prices still climbing

Median sold home prices continue to climb in Skagit County, to $592,500 in April and up 12% for 2022, NWMLS (Northwest Multiple Listing Service) data show. Anacortes prices, at $800,000 for 33 homes, again vastly outpace all other areas. Mount Vernon’s median sold home price was $593,750 for the 50 homes sold there.

The five La Conner area homes sold at a median price of $396,000, the first month below $400,000. For the year, $491,250 is the median price for the 21 area homes sold. The seven homes sold in the La Conner area in January had a median price of $700,000.

Inventory throughout Skagit County is up. La Conner had 21 new listings in April, half of the 42 new listings for this area this year and double the 11 listed in March. Countywide, 235 new homes and condominiums were listed in April, matching the 238 structures put up for sale in March. For the first time in 2022 there is over one month of inventory, at 1.1 months countywide, a 31% increase. March’s inventory stood at 0.9 months, as was the case throughout the first quarter.

Anacortes, Burlington, Mount Vernon and Sedro Wooley median sold home prices were all up at least 20.9% with Burlington’s 30.6% and Mount Vernon’s 25.5% leading the increases for municipalities.

The median sales price is the point where half of the home sales are above it and half are below it.
