County housing market sales cooler

The market for sold homes in Skagit County has cooled considerably in October and November. Fewer homes were sold and at lower median prices from 2021 and from last summer

The median price of sold homes dropped below $500,000 in October, the first month this year below $500,000 and dropped further in November, to $489,500 for the 118 homes and condominiums that closed in November. July’s $557,500 was the peak median sold home price.

The significant drop in the Anacortes market, with only 19 homes selling, at a median price of $585,000, down $178,500 from October, when 26 homes closed. The much smaller La Conner market barely changed: seven homes closed in October and November each, after nine were sold in September. The November median sold home price was up $20,000, to $480,000.

Countywide 118 homes and condos closed in November, a 24.8% drop from 2021 and a 20% decline from the 148 residences sold in October.

Burlington was the one county market, out of nine, where housing sales and prices were steady, around $480,000, in October and November, with more homes sold both months than in 2021.

New home listings are down significantly, by almost half, to 109 in November. Countywide inventory stands at 2.5 months, the highest in 2022. La Conner's inventory is 3.9 months.

The La Conner area is roughly the La Conner School District’s boundaries.
