Anacortes sold home prices are the highest by far of Skagit County markets this year, at $832,000 for the median price for the 24 homes that closed in January and February. February’s Anacortes market was even hotter, with a median sold home price of $935,000, 12.4% higher for the17 homes, 10 more than sold in January.
Anacortes prices raised Skagit County’s February median sold home price to $487,000. Mount Vernon was the only other market with prices above the median, at $503,000 for the 23 homes that closed. Burlington was close, at a $480,000 median price for the 13 homes closing.
This is in marked contrast from one year ago, when the February median sold home price in the county was $521,144 and five of the nine market areas were above $500,000, though Anacortes topped out at $654,000.
The La Conner school district market saw eight homes close last month at a median price of $440,000. La Conner’s market does have a greater inventory of homes, with more listings, pending sales and homes sold than last February. There are 21 total active listings versus four last year. La Conner’s inventory is estimated at almost 80 days, while countywide inventory is below 60 days. That projects the length of time to sell all homes if no additional ones were added.
Many fewer homes are closing countywide, 81 last month, down 24.3% from the 107 that closed in 2022. Fewer homes are being put up for sale, 92 in February, down 36% from the 144 a year ago.
Skagit County’s fewer listings is singular for I-5 corridor counties west of the Cascades. Total active listing are down almost 33%
Only Lewis County, which like Skagit, stretches way east into the Cascades, shows fewer listings than last year.
Total active listings in Cowlitz County last month were up 85% over 2022. King County’s change is 29.3% and Snohomish and Whatcom counties are in the 35% range of more active listings.
The number of closed sales are down uniformly and so are sold home median prices in the same counties, with wide fluctuations.
